Kitchen costs, explained

Price, quality and value: what your money really buys

No sales talk. Just how kitchen prices work, so you can choose with your eyes open.

Kitchens are like cars, with one big difference

🚗
With cars, you already know

Walk into a showroom and you know a Rolls-Royce costs more than a Ford, and a new BMW more than an older one. You’re ready for the price before you ask.

🍽️
With kitchens, nobody tells you

Two kitchens can look alike in a photo and be miles apart in price. Most people don’t know what the money goes on, or why one showroom quotes more than another. So it comes down to trust, or to budget.

Choosing the cheaper quote is perfectly fair if that’s your budget. Just know what you’re trading. When price is the only priority, good design, quality and aftercare are usually what get squeezed.

Quality, price, service: you can usually have two

Builders and project managers have an old rule: good, fast, cheap, pick any two. Kitchens work the same way with quality, price and service. Tap any two to see what you give up.

Pick two

Tap two of the three above.

Our aim is the third way round: high quality and high service at a fair price. Not the cheapest, and never over the odds.

💷 What a kitchen really costs

The same room can cost £900 or £50,000 plus

about £900

I could plan you a kitchen that’s just a sink unit, a sink and a tap. About £500, plus about £400 to fit it.

£50,000 plus

In the same room I could plan quartz worktops, top-of-the-range appliances, new flooring, new ceiling lights and a fresh replaster.

Both are honest prices. What makes the difference is your choices. Here’s roughly how much each big choice moves the price of a whole kitchen. The percentages come from one of our real designs priced four ways.

Good planning
In a Houzz UK study, about 1 in 6 people went 25% or more over budget. The main reason was costs they hadn’t expected. Careful planning and an itemised quote stop the surprises.

Case study · the power of choice

One kitchen. Four prices. £10,947 to £29,863.

"How much are your kitchens?" is the question we're asked most, and the honest answer is: it depends on your choices. So we took one L-shaped Masterclass kitchen and priced it four ways. The layout never changed. Only the worktops, appliances, sink, tap and a few furniture extras did.

Good
A full Masterclass kitchen with a 900mm drawer unit and tall larder, laminate worktops, integrated fridge freezer and dishwasher, single oven, induction hob, hood, sink and tap. Hotpoint-level appliances.
Better
The same furniture. Quartz worktops, entry-level Neff appliances, and a better sink and tap.
Best
The same furniture. Corian or ceramic worktops, high-end Neff appliances, a quality sink and a Quooker.
Best & Best
Higher-grade worktops and appliances than Best, a Quooker with a CUBE for chilled and sparkling water, plus furniture upgrades: a pull-out larder, a pull-out bin, an extra drawer pack and extra lighting.
£18,915
between Good and Best & Best, for the same layout.
£16,074
of that came from worktops, appliances, sink and tap. The furniture upgrades added just £2,841.
£1,095–£2,986
is what a 10% discount would be worth on this kitchen. Your choices move the price far more than any discount ever could.
One oven, three prices
The same single electric oven slot, priced at each level: a Hotpoint Class 3 at £438, a Neff base model at £780, and a high-end Neff at £2,038.80. That's nearly five times the price for one appliance.
Buy cheap, buy twice
In Steve's experience a quality kitchen lasts around 20 years, while cheaper units start costing time and money at around 12. And when you replace a kitchen, the worktops and appliances usually go too. Spending well now saves you later.

Prices from our own April 2023 quotations for this design, with the Quooker CUBE at our December 2024 price and the Better tap updated to a typical mid-range mixer at about £325 including VAT. Materials only, including VAT. Today's prices are different; the point is how much your choices change the total.

Case study · same units, six door ranges

Change only the doors: £4,402 to £7,280.

A simple L-shaped kitchen for a 3m × 3m room. A tall fridge freezer, a built-under oven with the hob above, the sink under the window, an integrated dishwasher and washing machine, one set of drawers, an L-shaped corner unit and two wall units on the hob wall. We kept every unit the same and changed only the door range.

Good value, not cheap
Every range here is built on the same Masterclass cabinet, made in the same factory. What you pay more for is the door: its material, its finish and the work that goes into it.

Prices from the Masterclass Timeless 2025 price books, including VAT. Cabinets and the two integrated appliance doors only: no worktops, appliances, sink, tap, handles, plinth, panels or fitting. Your own kitchen will be priced on its own design.

Cheap now can cost more later

A low price is a cheap start. It isn’t always a cheap kitchen. The real cost comes later: in money, in time, and in hassle.

⏳
A shorter life

Thinner cabinets, cheaper hinges and runners wear out sooner, and you pay to replace them.

🔧
More upkeep

Doors that drop, drawers that stick, worktops that mark: small fixes add up.

📅
Time and hassle

Call-outs, waiting in for repairs, and living with a kitchen that never quite worked.

A worked example (not a quote)

Using Steve’s rule of thumb (cheaper kitchens start costing time and money at around 12 years, a quality kitchen lasts around 20): a £10,000 kitchen over 12 years is about £833 a year. A £15,000 kitchen over 20 years is about £750 a year, and saves you a second refit with all the mess and time that brings.

An old saying, often credited to John Ruskin (though nobody has found it in his writing): almost anything can be “made a little worse and sold a little cheaper.”

The happy medium: good value, not cheap

We plan every kitchen to tick as many boxes as we can, so you get a quality kitchen and a quality process at a price that’s fair.

✅ Planned with time and care: Steve designs it himself, free

Before you choose who to trust

Sounds too good to be true? Look deeper.

A new kitchen is one of the biggest things you’ll ever buy for your home. Most go well. Plenty don’t. You have a choice of who you trust with your hard-earned money, so choose wisely.

44%
of kitchens bought between 2015 and 2021 were showing damage or wear after five years.
32%
had already needed repairs. Scratched cabinet finishes and failed soft-close parts were the most common faults.
£6m
in fines from the government’s consumer watchdog in October 2026 over sales tactics it said misled shoppers, including “time-limited” deals that weren’t.
“If a firm tells you it can give you high quality, great service and a low price, ask yourself: if it were that easy, wouldn’t we all be saying it? Trust me, if I could get a better product and sell it for less, I’d be first in that queue. There is no queue, because it doesn’t exist.”
Steve, In House Kitchen Designs
Better and cheaper? Something's fishy
Imagine a Ford or Vauxhall dealer telling you their cars are better built than a BMW or a Mercedes, and cheaper too. You wouldn't say “sign me up”. You'd wonder if you were being conned. Kitchens are no different. If a claim comes with no real proof, a corner is being cut somewhere, and there can be skeletons in the cupboard.
Read the replies, not just the reviews
Anyone can collect good reviews. Look for the bad ones and read how the firm answered. The replies tell you far more about how a company treats its customers when things go wrong, and that is when it matters most.
Why the countdown?
Why would a firm that cares about your happiness make an offer vanish after 5, 7 or 9 days? To rush you. A deadline stops you thinking, comparing and doing your research. Once you've paid, you feel you have to carry on, and if you change your mind, getting your money back can mean jumping through hoop after hoop.
Six questions before you sign anything
1
Ask exactly how it's cheaper. A real answer can be checked. A vague one can't.
2
Compare like for like: the same range, worktop, appliances, sink and tap.
3
Read how the firm replies to its bad reviews.
4
Ask: “If I take a week to think, does the price change?”
5
Ask, in writing, how your deposit comes back if you don't go ahead.
6
Ask to see a kitchen they fitted, or speak to someone who has one.
How we do it: Time and Trust
No countdown on your order. Take the time you need, ask every question, go away and compare us. We’d rather you were sure.
When we run a seasonal offer, you just mention it while the event is on. We then hold it for six months from the day you first walked into the showroom, not from when you pay. So there’s never a reason to rush an order just to keep an offer.
Read our reviews, and read our replies too.
You have a choice. Choose wisely.

44% and 32%: Which? survey of 2,496 people who bought a kitchen between 2015 and 2021, carried out February to March 2025. £6m: Competition and Markets Authority fines announced 14 October 2026.
